On the weather, being “weird” and starting to pack!

It is a beautiful day in Tennessee. We must be getting acclimated because I decided to turn off the A/C today and it’s 84 degrees. We do have a couple of fans running. It’s probably a combination of getting used to the weather and trying our darndest to work on keeping our expenses down right now since we’ve had some big ones come up.

That’s right, get ready to think the Fritz family is really weird for the next several months! I have offered my babysitting services to local folks to help with some of our expenses and one mom took me up on it yesterday. So, the kids and I hung out with her three children while she worked on some CEU’s she needed for her nursing license. It was fun. She’s going to have me come back perhaps next week! Today Nathan took a big box of books to the used bookstore and sold them and we got $25! On Monday I’m calling the mortgage company for our home in Winsted and asking for an escrow analysis because our property taxes went down this year and they have not adjusted our payment. That should result in a check of about $70 from them. By the way if you live somewhere that the property taxes have gone down and you escrow that in with your monthly mortgage payment, check and make sure that you aren’t paying more than you need to! It’s an easy call. Other things we’re doing: cutting out the “dining out” budget for July, limiting unnecessary driving, and cutting a chunk out of our grocery budget (this can mostly be accomplished by not running out and buying snacks and junk food).

There was a local Franklin family on the Katie Couric show that talked about how they turn off their electronic devices/cell phones one day a week. They do that to help encourage family time. But they also took it one step further. They have one day a week where they use no electricity. I thought that sounded fascinating and I’m figuring out if  there is a way we could implement that. I’m pretty sure they don’t unplug their fridge, but I don’t think they used electricity for lighting, cooking, grooming, etc., It’s interesting and a little crazy and sounds like fun.

We went swimming this morning and then had a restful afternoon. Right now, Nathan is weed wacking the back “yard” and the kids are playing outside. Soon we’ll head over to one of Nathan’s coworker’s house and take their moving boxes off their hands for them because we are closing on our new house in 32 days! I even bought colored packing tape (inspired by Erica) to commence the packing:

Good Things

I should be in bed. It was a long day! The kids and I went to a friend’s house to watch her three kids so she could go to Alabama to help her parents. So I had Maggie (almost 9), Ethan (8), William (6), Audrey (6), Joseph (4) and Isaac (4). Isaac was so wore out he asked to snuggle me in my bed before it was bedtime and he fell asleep almost immediately.

I did want to do a post updating on what’s going on with us though.

We’ve had some really good things happen lately:

The house that we are under contract to buy appraised for $10,000 MORE than what we are getting it for. Our mortgage broker was very excited to see that, as were we!

The sellers of the house we are buying agreed to fix everything on the home inspection report (they were mostly little things) except the noisy microwave fan.

Our financing has come along very smoothly. We’ve been in continual communication with our broker and has been quick to respond when we have any questions. It’s going well enough that he said that everything is almost done and we could move up the closing date by almost three weeks if we wanted to.

I didn’t want to forget to document the good news that we’ve received lately. It’s easy to focus on the negative, but there has been a lot of good. Speaking of “good things”, we’ve been soaking up as much pool time as we can before we move. That’s been a nice perk of living here!

We made it safely back home. The dirty clothes are in the washing machine and we’ve been reunited with Max! It’s good to be back.

We returned to messages on our phone at home that this morning that  our home in MN flooded. The basement was dry last night even though it had been stormy and rainy for several days. This morning, the tenants reported 5 inches of water in the basement.

There was a lot of rain that fell last night/this morning. I read an account from one person who said that they had 3 sump pumps working and that her basement still was flooded because the water was coming through the shower drain. That’s a lot of rain. There were even roads under water.

We are exhausted from just getting back from our trip and this is a huge blow to us. All our plans are in a bit of limbo now. We could use your prayers.

Road Trip/Vacation

The last week has been very full!

We had our annual Henning reunion. This year it was in Okoboji, Iowa. We were able to see lots and lots of family. The house that we were in was right on the beach. The kids loved it!

While here on vacation, we got  the results of our home inspections  a few days ago and there are only a few minor things that we’re asking to have addressed. One step closer!

We’ve been spending a couple of days with my dad andJoyce. Today, the kids get to go to Wisconsin for a couple of days on their own before we join them as we head back home.

In the meantime, we have plans to celebrate my brother’s birthday, meet up with Erica and the kids and I get to see my Grandma (my mom’s mom) also.

I hope you all are enjoying your summer!

A Thousand Things To Do

Today I have a lot to do. So, naturally, I decided to sit down and blog. Ha!

We’re busy taking care of details regarding the home purchase. Yesterday I scheduled the home inspection/mold inspection/radon inspection. Today I scheduled the termite inspection. And we gave our agent our earnest money. That’s enough to make it sink in that this is really happening!

Unrelated to that, we got our oil changed this morning, did a quick run to Walmart for underwear and socks for Ethan, reconciled our budget, and paid our dental bill.

It has been a busy morning already.

We’re still looking for tenants for our home in Winsted. Please pray that God will provide the right people/person. It will be available August 1.

Our offer. . .

was accepted!!!!!!!!!!! There is no way I could put too many exclamation points on this sentence. July 31 close contingent on appraisal and inspection.

 More photos here

Last week we decided it was time to see if we could buy a house here in Tennessee.

On Sunday we looked at 9 houses.

Yesterday we looked at 2 of those houses again.

Last night we made an offer on a house. We know that they had one offer already and were expecting at least one more. Now we wait and see if this is the house for us. What I really want to  do is sit and obsess until we get an answer, but that is probably not the best use of time 🙂

Things I LOVE about the house: At the end of a cul-de-sac (yeah for safe biking for the kids), his and hers walk-in closets in the master bedroom, a den (sitting room?) with french doors, one of the bedrooms has a walk-in closet that is big enough that it has a window in it (perfect for a “clubhouse” for the kids), and the kitchen is gorgeous.

Must. Not. Obsess.

Here is an outside peak of the house:

[pe2-image src=”http://lh3.ggpht.com/-rsyKIHXLzmY/UbaOkl22aXI/AAAAAAAAxMw/wa3781rp2Jc/s144-o/IMG_9630.JPG” href=”https://picasaweb.google.com/118259776065704938395/20130610#5888050322122107250″ caption=”” type=”image” alt=”IMG_9630.JPG” ]

We will keep you posted. Please pray that if this is the house for us that our offer would be accepted.

Yesterday we found out that our renters will be moving out in mid July. This brings up a lot of questions for us.

We are trying to sell our house. We can’t afford to have the house sitting empty with no rent income coming in for very long. Would anyone want to rent out our house while it’s on the market? If we market it to people who want a short term option while they are looking for a place to buy, how often will we be in a position of having to replace renters and in the process be sitting with an empty house?

It might be that we just need to take our house off the market and focus on finding renters because every month that we don’t have renters means that we have less money to bring to closing to sell our house.

The couple that has shown interest in our house is STILL working on the details of figuring out financing. We’re not hitching our hopes on this couple. I’m guessing that they probably don’t have the income or credit to get approved to buy our  house. We’re trying to be realistic in our expectations.

Would you please pray for wisdom for us? This is a really hard situation to navigate.
